R.J. Brunelli & Co. Announces Series of Leases for Major Retailers and Restaurants at N.J. Sites
--Transactions include deals for Red Robin, Work Out World, Ulta and Chase Bank, as well as property sales

OLD BRIDGE, N.J., May 20 /PRNewswire/ -- R.J. Brunelli & Co., Inc. today announced the recent completion of a series of leases that will bring major retailers, restaurants, financial services tenants and other uses to sites throughout New Jersey.

In the largest of the deals, the firm brokered a lease on behalf of Work Out World for approximately 30,000 square feet in a Kmart-anchored center on Route 35 and 18th Avenue in Wall Township, Monmouth County. The fitness chain, which expects to open in the fourth quarter of 2010, will occupy the former Cost Cutters space at the 214,000-square-foot property. The deal was brokered by Carl Minue, who serves as R.J. Brunelli account manager for Work Out World. The firm is exclusive broker for the chain throughout New Jersey.

Nearby in Monmouth County, the firm brokered the sale of the site of a former diner at the intersection of Routes 35 and 66 for the proposed construction of Ocean Circle Plaza, a 15,670-square-foot strip center. The property is across the traffic circle from Seaview Square, a power center whose anchors include Target, Sears and Burlington Coat Factory. R.J. Brunelli was the exclusive representative for the site's owner, with sales representative John Lenaz procuring the buyer, Ocean 35 Developers, LLC

In Ocean County, Ulta--the nation's largest beauty retailer of prestige, mass and salon products and salon services--signed a deal for 10,800 feet in the Stafford Park Retail Center, located at the intersection of Route 72 and the Garden State Parkway in Manahawkin. Ulta, which will open in this year's fourth quarter, will join Target, Costco, Best Buy, and Dick's at the 650,000-square-foot center. The deal for the chain's first Ocean County site was brokered by Ron DeLuca, vice president of tenant representation, and Danielle Brunelli Albrecht, vice president. R.J. Brunelli serves as Ulta's exclusive real estate representative in central and northern New Jersey.

Also in Ocean County, Ms. Brunelli-Albrecht represented Jersey Mike's on the lease of a 1,650-square-foot space at Baywick Plaza, located at 333 Route 9 South in Bayville. The sandwich shop is expected to open this summer in a former Quizno's space, joining a tenant lineup anchored by Super Foodtown and Oxygen Fitness. R.J. Brunelli is exclusive broker for Jersey Mike's in New Jersey.

In other restaurant deals, senior vice president Bill Lenaz represented Red Robin on its lease for approximately 6,500 square feet at Rockaway Townsquare, a super regional mall located at Route 80 and Hope Avenue in Rockaway Township. The national full-service family restaurant chain plans to open its first Morris County location during the fourth quarter of 2010, occupying a former video store space at one of the 1.2 million-square-foot mall's entrances. R.J. Brunelli serves as Red Robin's exclusive broker in central and northern New Jersey.

In Warren, Ms. Brunelli -Albrecht represented Muscle Maker Grill on a lease for 1,910 square feet in Warren Village Center, located at Mount Bethel Road and Mountain Boulevard. The 61,000-square-foot center is anchored by a Kings supermarket. Muscle Maker Grill, a fast casual restaurant selling low-fat and low-calorie items, plans to open in the third quarter of 2010. R.J. Brunelli, which is the preferred broker for Muscle Maker Grill in central and northern New Jersey, recently announced deals for the franchise chain in Bayonne and Long Branch.

In Bergen County, the firm brokered a lease for Chase Bank at the 1 million-square-foot Bergen Town Center in Paramus. Chase expects to open the 4,300-square-foot branch on a freestanding pad site in the fall of 2010. Bergen Town Center is anchored by Target, Whole Foods, Century 21 and Nordstrom Rack. The deal was brokered by Bill Lenaz, who previously procured sites for Chase in Marlboro, Middletown and Hazlet in Monmouth County.

In another deal brokered by Bill Lenaz, Advanced Auto signed a deal to lease a 6,300-square-foot building at 1366 St. Georges Avenue in Woodbridge that was formerly home to a Rite Aid drugstore. Advanced Auto, the nation's largest seller of aftermarket automobile parts, expects to open in the fourth quarter of 2010. Mr. Lenaz represented the landlord, Larry Lazarus.

Elsewhere in Middlesex County, Payless Auto purchased a 5,000-square-foot showroom and repair facility at 920 Route 9 North in Sayreville that was previously occupied by Platinum Motors. Mr. DeLuca handled the sale on behalf of the landlord, acting as exclusive broker. The new occupant will sell and service pre-owned autos on the site.

Finally, Mr. DeLuca represented Play N Trade, a video game and entertainment software retailer, on a lease for a 1,655-square-foot space in a 344,000-square-foot center anchored by Dick's Sporting Goods, Home Depot and Marshalls on Route 10 West and Murray Hill Road in East Hanover. Scheduled for a third quarter 2010 opening, this will be Play N Trade's first Morris County location. R.J. Brunelli, which serves as the franchise chain's exclusive broker in central and northern New Jersey, previously inked the lease for a site that opened last year in Middletown.
