The True Life Companies Selects Miramonte Homes as Its Homebuilding Partner at Pine Canyon Club in Flagstaff

The True Life Companies-Miramonte to Build Three New Neighborhoods

FLAGSTAFF, AZ -- (Marketwired) -- 04/04/13 -- The True Life Companies (TTLC), which recently acquired Pine Canyon Club and Residential Community in Flagstaff, has partnered with Arizona-based Miramonte Homes for the firm's homebuilding efforts, creating three semi-custom Pine Canyon neighborhoods: Mountain Vista Trios, Elk Pass Townhomes and Deer Creek Cabins.

"Miramonte Homes is an ideal fit for our efforts at Pine Canyon," stated Taber Anderson, Principal and Chief Investment Officer, TTLC, who is spearheading the company's acquisitions and strategic development. "Miramonte has a strong background in building quality semi-custom and custom homes and the experience to deliver the high quality and aesthetic appeal that is already associated with Pine Canyon. The depth of their experience and size of their team provides the ability to deliver on the scale required to meet the demand we anticipate in the coming sales season as we expand our marketing and sales activities."

Chris Kemmerly, co-founder of Miramonte Homes, commented, "We are very excited to partner with the True Life Companies at Pine Canyon. True Life's unparalleled experience in real estate management and development makes them a perfect collaborator for this project."

TTLC is focused on being a reliable supplier of entitled land as well as finished lots to large-scale builders; however, the company maintains a keen focus on developing and managing luxury recreational master plan communities such as Pine Canyon as part of their portfolio. This caliber of luxury master planned community presents unique niche opportunities in key Western metro markets where economic recovery is increasingly evident. These areas include Phoenix, Tucson, Flagstaff, Albuquerque, Denver, Salt Lake City, the San Francisco Bay Area, and Los Angeles and San Diego Counties where the housing markets have shown steady signs of stabilizing and early indications of sustained growth.

TTLC's plans to accelerate homebuilding at Pine Canyon reflect the growing signs of economic recovery in the Phoenix metropolitan market. Noting that there is a significantly low supply of existing homes for sale, and the 51% plunge in foreclosures last year drove up prices nearly 34% year over year, the Phoenix Business Journal proclaimed, "Builders gearing up for new home bonanza." The same publication reported in mid-February that home prices were up in nine out of ten of the nation's major metropolitan areas with Phoenix metro among the leading hot markets.

Pine Canyon's new residential collections will appeal to a broad range of home buyers seeking luxury and sophistication in a private club environment in Arizona's cooler high country. The community is currently offering five residential collections: detached mountain cabins townhome pairs, townhome trios and custom estate homes and custom homesites.

Mountain Vista Trios, a new townhome collection, overlooks one end of the golf practice park, offering commanding panoramic views and highly desirable convenience. The homes, ranging from 1,973 to 2,300 square feet, appeal to those who desire a true "lock and leave" home near the Clubhouse without the heavy maintenance of property or landscape. The plans feature three bedrooms and two and one half baths. The floor-plan designs take advantage of the natural typography and include large family rooms with walk-out or upstairs areas to create indoor/outdoor living spaces. Buyers can also customize their residence from a wealth of thoughtful design options.

Elk Pass Townhomes are all suitably placed to capture scenic views of the pines, peaks or the prestigious links of Pine Canyon's Jay Morrish-designed 18-hole golf course. Adjacent to the beautiful 12th fairway, National Forest Service lands and surrounded by lush Ponderosa pines, the Townhomes at Elk Pass feature grand windows that frame gorgeous outdoor views. Practical floor-plan designs, ranging from 1,960 to 2,948 square feet, with open living and dining areas and spacious bedrooms make Elk Pass Townhomes the ideal luxury mountain retreat. Only the finest materials have been used in creating the residences. Rich wood exterior columns and interior timbers, wood garage doors, wrought iron, composite roofing with metal accents and Telluride stone highlight the attention to detail and care that goes into all Elk Pass Townhomes.

Deer Creek Cabins offer stunning views of the San Francisco Peaks and feature luxury mountain retreat living at its finest. With several new detached cabin homes currently under construction, Deer Creek Cabins present extraordinary details such as rustic siding, metal roofing, natural stone and a choice of three- and four-bedroom homes with six floor plans ranging from 2,227 to 3,177 square feet. Located within close proximity to the Pine Canyon Clubhouse, Deer Creek Cabins are the perfect homes for the avid traveler who enjoys a second address as their mountain get-away.

A Pine Canyon address affords residents the opportunity to enjoy private areas that lead to tranquil hiking trails and even a future park. A broad range of practical and luxury options are available, in addition to the many standard features, through the community's Design Center.
The community also boasts an award-winning 35,000-square-foot clubhouse featuring a state-of-the-art fitness center, full-service spa, private dining room, mixed-grill, fine-dining restaurant and cocktail lounge. Pine Canyon's centerpiece is an 18-hole championship golf course designed by renowned golf course architect Jay Morrish, plus an island green 19th hole that is surrounded by one of Pine Canyon's largest ponds.

TTLC is headquartered in San Ramon, California and with a regional office in Phoenix, Arizona is comprised of a team of top industry professionals in residential real estate investment, development and boutique homebuilding. The vast experience of the senior partners and management staff covers the full spectrum of residential development: from raw land to final buildable finished lots. Fundamentally, SDN is still mostly about network plumbing. While plumbing may be useful to tinker with, what you can do with your plumbing is far more intriguing. A rigid interpretation of SDN confines it to Layers 2 and 3, and that's reasonable. But SDN opens opportunities for novel constructions in Layers 4 to 7 that solve real operational problems in data centers. "Data center," in fact, might become anachronistic - data is everywhere, constantly on the move, seemingly always overflowing. Net...
What do a firewall and a fortress have in common? They are no longer strong enough to protect the valuables housed inside. Like the walls of an old fortress, the cracks in the firewall are allowing the bad guys to slip in - unannounced and unnoticed. By the time these thieves get in, the damage is already done and the network is already compromised. Intellectual property is easily slipped out the back door leaving no trace of forced entry. If we want to reign in on these cybercriminals, it's hig...
