4051 North Federal LLC is planning to build a 10,000 sf retail center at 4051 North Federal Highway in Pompano Beach, Florida (front view).
City of Pompano Beach on September 17, 2013 inspected the empty lot after demolition of an old restaurant building on 4051 North Federal Highway, Pompano Beach, Florida. The City inspectors failed the property on five counts of code violations, starting with the installed putting green lawn, which can only be found on best golf courses around the world.
4051 North Federal LLC, @4051NF the owner of the commercial property installed high grade top soil on 30-feet by 200 feet highway stretch of the property on best grade potting green lawn, complete with sprinklers and an irrigation system.
The empty lot is also displayed with a 200 feet long white decorative fence, including LED night lights on each of its 40 fence poles.

4051 North Federal LLC installed highest grade putting green, complete with sprinklers and an irrigation system. This is the only empty lot anywhere in South Florida town which has been maintained better than a city park.
Installed security system and CCTV cameras ensure the safety of the empty lot for neighboring residents of Pompano Beach and LightHouse Point.
Previously, the property was housing a tear-down restaurant building and an empty parking lot, occupied by homeless folks in the area.

The inspection on behalf of The City Of Pompano Beach was performed by Wade F. Collum, Landscape Inspector / ISA Certified Arborist. When the land owner presented photos of the property before and after, Kimberly Pearson, Urban Forester, of The City Of Pompano Beach commented that "any improvements above and beyond were up to the property owner."
The City is asking 4051 North Federal LLC to remove approximately 40,000 square feet of newly installed sod and fill the entire property with top soil and re-sod the entire land, as they allow any other empty land in Pompano Beach remain to be safety and security hazard, not mention the eye sore.
A representative of 4051 North Federal LLC said "the property is absolutely the best looking empty land in any South Florida town. We are shocked with the decision of Pompano Beach. There is absolutely no logical explanation to what Pompano Beach is trying to accomplish."
One block South, another empty lot on 2669 North Federal Highway has been just fine and acceptable by the City of Pompano Beach.
The City Of Pompano Beach has no problem with any other empty lot in town, such as this one.
As the City fails the inspection on 4051 North Federal Highway, 2669 North Federal Highway down the street is completely fine for the City of Pompano Beach.
