In a public hearing held at Vancouver City Hall last night, Vancouver City Council voted unanimously to approve Burrard Gateway, a one-million square foot mixed-use development that will feature a striking, curved glass office building, a flagship Toyota dealership and the third tallest residential tower in the city.
The approval will consolidate 27 city lots on and around the current site of the Jim Pattison Downtown Toyota Dealership. The site and project is jointly owned by Reliance Properties Ltd. (60 per cent) and Jim Pattison Developments Ltd. (40 per cent).
In the development approval process for the past three years, the Burrard Gateway project is comprised of three LEED Gold certified buildings, including a 13-storey office building with a state-of-the-art Toyota dealership at its base, and two towers, a 35-storey residential tower and a 55-storey residential tower, connected by a seven-storey mixed-use podium. The 55-storey tower will be the third tallest building in the city and will create an iconic entrance to Downtown via the Burrard Street Bridge.
During the public hearing, council commented favorably on the project's high standard of architectural design and environmental excellence.
The Burrard Gateway site stretches north from Drake Street along both Burrard and Hornby Streets, with 225 feet of frontage on Burrard and 350 along Hornby. Designed by Vancouver's IBI Architects, the striking concrete and glass residential towers will contain 810 condominium units. At 167 metres in height, the signature tower will be the third tallest in the city, behind the Shangri-La and the proposed Trump Tower. The tower will feature a white concrete waffle wall aligned with the Burrard Street Bridge entrance to downtown. The Bing Thom designed office building and Toyota showroom will feature a prominent curved glass facade facing Burrard Street.
The signature residential tower will be an iconic addition to Vancouver's skyline, while the sculptural glass of the office building and the Toyota Showroom will bring a new identity to the highly visible corner of Burrard and Drake. The project will create an anchor for the rapidly developing Burrard Gateway precinct of Downtown Vancouver.
Designed by Vancouver's globally recognized architect Bing Thom and described by city design panel members as a "jewel box," the state-of-the-art Toyota dealership is unlike any other automotive showroom in the city. The traditional sales floor has been replaced by multi-level display fingers extending toward the striking glass exterior, creating an imaginative, futuristic display space.
The Burrard Gateway design includes a generous public plaza with a cafe, public art installations, a vertical water display, landscaping and enough public seating to create an activated plaza space.
"Although our design received unanimous approval from the Urban Design Panel in June 2011, we've continued to refine the design over the last two years, strengthening the distinctive character of the office building," says Jon Stovell, president, Reliance Properties Ltd. "As well, we will be contributing more than $20 million toward local community amenities."
The Burrard Gateway amenity contributions include support for an LGBTQ Qmunity Centre for Davie Village, heritage density, transportation, park and cultural funding, which will benefit all residents of the area.
A major addition of contemporary architecture to Downtown Vancouver, Burrard Gateway is one of the largest projects ever undertaken in the city.
